Landlords' insurance is a policy that protects property owners from financial losses related to their rental properties. It covers the building itself, with the option to insure any landlord-owned contents inside. Landlords' insurance is sometimes called buy-to-let insurance, but buy-to-let insurance is only one type of landlords' coverage. It’s important to distinguish between buy-to-let insurance, which typically covers a single property purchased with a buy-to-let mortgage, and multi-property insurance, which covers two or more rental properties. Each type offers different levels of protection.
A landlord insurance policy generally covers standard perils such as fire, lightning, explosion, earthquake, storm, flood, escape of water or oil, subsidence, theft, and malicious damage. Each policy is different and may include some or all of these items. Optional coverage can include accidental damage, malicious damage by tenants, terrorism, legal protection, alternative accommodation costs, contents insurance, rent guarantee insurance, and liability insurance.
Landlords’ insurance policies do not cover any personal property belonging to tenants or protect tenant interests directly. However, a landlord’s liability policy can benefit tenants if they suffer a loss for which the landlord is legally responsible.
